When my clients came to me and told me that they were nervous about what was going to happen with the Corona-virus shutdown, I could tell they were looking for answers.

The problem is I didn't have any since i was in the dark about what the future held like everyone else. So they told me that they wanted to sell their La Mesa investment condo since they didn't currently have a tenant and they wanted to get themselves a little bit more liquid in case the economy takes a huge downturn.

1. Clever Use Of Marketing
We discussed what the best course of action should be since the new pandemic and lock-down was so new we had to figure out the correct protocol in order to sell this La Mesa condo as quick as possible for as high as a price as possible.
This is where marketing comes into play. I was able to spread out my marketing through social media and of course the MLS.
2. Create a Buzz In Local Social Media Forums
Because as Realtors we are not allowed to hold open houses due to the shutdown, I was able to create a buzz by posting the condo information on local Facebook pages, specifically 'La Mesa Happenings', which got people talking about it.
3. Follow The Current COVID-19 Protocols For Showing A Home During The Pandemic
Showing the property completely changed as well. Each agent who enters the property with their client must sign a new form ( PEAD) and send it into me to get special permission. This created a lot of signing and paperwork for myself and my seller is as well. I had to make sure that the showings were spread out so there was no overlapping. And I had to make sure that everything was clean and sanitized between showings. Masks and gloves were required by all agents and buyers into the property which kind of made it a pain in the butt for some of these buyers.
4. Price It Correctly
We got a buyer within the first week and a half and we entered escrow. Now everything went smoothly.... inspections, appraisal etc etc but when we were close to closing escrow, La Mesa had some problems with the riots. My sellers needless to say were a little worried about what would happen to our buyer. If he would get cold feet. Well everything turned out okay, the buyer was completely happy with the property and we sold it for list price which made my sellers very happy, especially since I did it quick. There are still a lot of buyers out there looking for properties and when inventory goes up eventually because our economy is having a tough time, we may see a price shift. Prices have leveled off already.
