1.Don’t ask for too much money. see the video
- If you over price your La Mesa home, buyers know and you may have it sit on the La Mesa market of a little while. Market time can reduce the amount offered by buyers. They think, “ the sellers must be desperate. I’m not offering market price.”
2.Don’t go it alone unless you know what you’re doing.
- Some La Mesa residents decide to sell their homes themselves, but you are taking on a lot of risk with all the new disclosure laws. A professional La Mesa Realtor will make sure every i is dotted and t crossed to avoid future trouble. What sellers think they are saving gets lost in other expenses and negotiation. Buyers who of course are represented by La Mesa Realtors will always offer lower since you don’t have a professional in your corner.
3.Don’t neglect to fix things that are broken.
- If a buyer walks through your home and sees things that are broken, their first thought is, “what’s broken in here that I CAN’T see?” Especially in the entry way where first impressions are made, fix door knobs, light fixtures, holes in walls, leaky faucets etc..
4.Don’t get emotionally involved.
- Yes, it’s your house. Yes, you sweated blood and tears to get it just the way you wanted it. But, no, that does not make it someone else’s “perfect,” particularly when you’ve made some unique decorating decisions. You want the space to look as neutral as possible, so La Mesa home buyers can envision themselves in the space. So, that incredible teal paint you used in the bedroom that matches your lovely duvet probably won’t match anyone else’s things. You may want to consider re-painting some rooms to a neutral color.
5.Don’t leave clutter around.
- I’ve been saying this to La Mesa home sellers for years… pick up the house and clean. You want the buyer walking through to see all the available square footage there is. Let them picture where they would put things. Clear off the counter top. Show how much counter space there is. CLEAN THE BATHROOMS! On the opposite end of the spectrum, I always struggle to have La Home buyers envision the home with nothing in it and look past the mess… Help us sell the home!
6.Don’t get offended by a low ball offer. see the video
- It’s not personal. Of course every buyer wants the home for the least amount they can. It’s natural. Just counter offer and let the negotiating begin. In the end, your La Mesa home will sell for what you are willing to take and the buyer willing to buy it for…
7.Don’t lose a sale over something stupid.
- Many deal fall apart right at the end for something so ridiculous… don’t be THAT seller. If they want the curtains, give it to them. If they want some random light fixture, give it up.. It’s not worth losing a perfectly good buyer over. If there are items you KNOW you will not part with, take them out of the house so they are not seen. You can also list in the MLS that “washer and dryer do not convey” make it known to the La Mesa home buyer ahead of time.
