------Many La Mesa homes for sale in San Diego------- are a bit older and some owners have taken it upon themselves to add on certain structures like bedrooms, baths and family rooms. They often never bother to have them permitted and to code per the City of La Mesa or City of San Diego. -----With La Mesa home values going up----- now they want to go and sell, or a flipper has purchased the home to re-sell, they do not bother getting permits.
When viewing La Mesa homes for sale, you should be keeping an eye out for some signs that something shouldn't be there. Here are a few to look for...
1. Does the third bedroom look like it's where the garage used to be? It's pretty obvious. We can all look at a house and can tell where the garage would go. If a bedroom or family room is there instead, time to ask..
2. Is there a "bonus" room off the back? again, it looks like this is where the porch would have been. A lot of home owners will take an enclosed porch, throw some walls up and call it a bonus room.
3. Does the ceiling in one room not match with the rest of the house? You can see with a sloped ceiling that it doesn't fit. You may see a large beam running across the room. Chances are it was added on.
Remember, La Mesa homes for sale can ONLY appraise for the sqft, bed and bath number that show up in the ----tax rolls----. If the La Mesa listing agent is advertising more sqft than what is in the tax rolls, ask the question. You must find out BEFORE you get into escrow. It WILL affect the appraisal.
