The La Mesa and Mount Helix real estate markets are tough for buyers right now. Inventory is low and there are a lot of people out there searching before rates start going up. So when my La Mesa home buyers and I find the right home, the day after it hits the market they already have four offers on it. That's tough competition! The La Mesa home seller is going to get market price, so it's now a question of which of the offers will they choose? You gotta stand out. Here are 3 ways to get your foot in that La Mesa Home door:
1. Relate with the seller:
You were in their house at some point... What do they like? Do they have a dog with it's picture all over the house? Send in a picture of you and a dog with your offer. Same goes for cat people.
Are they an older couple? They love young couples who are starting their lives and ready to create new memories in "their" home so send in a nice pic of the two of you?
Do they have Charger gear everywhere in the house? Send in a pic of you with a Charger jersey on.
Were you at the open house? Chances are that the neighbors are there the same time as you. See who lives next door or across the street. Talk to them. Make friends and ask them if they will put in a good word for you with the seller. I just used this this weekend.
2. Make your offer as clean as possible.
Remember, most offers will be close or the same. The La Mesa home seller will pick the best looking offer. Don't ask for a lot of stuff in the offer.
Offer to pay for some things like the termite inspection. Don't ask for personal items in the house. Don't ask for closing costs back unless you really have to.
Make your EMD deposit as high as possible. Most deposits are between 1% -3% of purchase price. Make yours 3% especially if the number has 2 digits before the coma. It looks better. ($10,000)
3. Introduce the La Mesa home buyer through the offer.
When these sellers are looking at the La Mesa home offers they have received, to them it is just a pile of faceless people trying to buy their home. Have your La Mesa Realtor send in a cover letter with the offer introducing the buyer.
