
Why a Final Walk Through Is So Important,
And What to Look For In La Mesa Homes For Sale
For you first time home buyers out there, there is something that every buyer should do when coming to the end of a transaction. That is, conduct your final walk through.

What is a final walk through? On day 25 of a 30 day escrow, you and your agent should meet at the home and…… walk through. There are many different reasons for this and it depends on what happened during the transaction.
- 1. Make sure the seller has not trashed the house or changed anything before it becomes yours. The contract states that the home will be transferred in its original condition when the offer was made. You want to make sure of that. That way you can delay escrow if you need to.
- 2. If you have asked for anything to be included in the sale (refrigerator, stove, furniture, window treatments etc) and it was agreed upon, you want to make sure they are still there and will convey with the property. Again, you can delay escrow and make sure seller returns anything they took away.
- 3. If you made any repair requests during escrow. Every buyer should have a professional inspection done of the property to know what you're getting into. Sometimes that inspection exposes problems that NEED to be fixed. The buyer can create a 'request for repairs' which is then negotiated with the sellers. Whatever the seller agrees to in writing, they are responsible for completing before the close of escrow. During the walk through, you can check to make sure it is done. You will also want the receipts for the professional work that was done so you know Uncle Joe didn't come over the other day and fix something.
At this point in the transaction, you have already removed all your contingencies, but the contract and your request for repairs guarantees that you do not have to close escrow unless the seller lived up to their agreement.
