Here is what I try to pre-frame to my La Mesa and Mount Helix buyers before we even get to this point. "Homes are ALWAYS going to have some things wrong with them". Look around you right now if you are reading this blog at home. I'm SURE you can find a few faulty features staring you in the face. But you don't care.. Broken light switch??? Whatever! You just turn the light on at the source.. One of your window frames broke and you can't open it..? So? You just open the one right next to it.. My point is, you live with stuff that isn't perfect. So do others.
I tell my La Mesa clients, this is what we are going to look for and worry about in the inspection report:
- 1.Roof
- 2.Electrical
- 3.Plumbing (water intrusion)
- 4.Slab
- 5.Mold

These are the big ticket items that can cost a pretty penny if there are problems. Ask the boys at Aztec Inspections. All the other small things are not, and should not be deal breakers. You the La Mesa home buyer have the ability to create a "Request for Repairs" which I'll get into on another post when I talk about some more La Mesa Homes for Sale. Plus, these inspection companies have licenses. They can't just come into a home and declare it perfect. That opens them up to legal problems. Even if the home was just built, they will find things to list on the report.
